Forced air heat and AC run throughout the house. The rooms come with off street private parking spots as well as an on-street parking permits the are included in the lease. The house is a one minute walk from the UNR campus.

Rent is between $850 and $950 per bedroom depending on the room plus a flat rate utility payment of $75. Tenants pay rent separately with each tenant being on a separate lease, tenant will not be responsible for other tenants' rent, only their own. Additionally each bedroom is keyed separately for additional security. Utilities consist of one flat rate utility bill paid to the landlord and includes water, electricity, gas, sewer, waste management and lot maintenance. Flat rate utilities eliminate the hassle of having to get utility company accounts set up the in the tenants name. Tenants have access to an online tenant portal where rent can be paid, service requests be submitted and lease documents stored. A deposit equal to one month's rent is required.
