- Credit score 625 (lowest roommate determines score). Social security number requested.
- Criminal background check.
- Income 3x rent (combined among roommates).
- Most recent 4 months' income verification required.
- Reference from most recent landlord.
- Borderline qualified applicants may be considered with additional deposit of one more month's rent and/or qualified guarantor (with minimum credit score 750 and income 5x rent).
- Insufficient income may be solved with guarantor.
- Insufficient credit may be solved with guarantor or increased deposit.
- 2 or more accounts in collection or $700 or more total in collection results in automatic denial.
- Bankruptcies (open or closed/discharged in past 12 months) automatic denial.
- Rental history: Outstanding debts-previous landlord must have been paid in full. Prior evictions: Past 8 years or currently underway, automatic denial.
- Criminal history: Federal drug conviction or registered sex offender for life, denial unless otherwise determined via individualized assessment as below. Criminal convictions may be considered on case-by-case basis with facts, charge convicted of, age at conviction, prior convictions, criminal convictions/pending charges since, time passed since conviction. Recovery/ treatment status (if drug possession charges).
- Reusable tenant screening report not accepted.
- $50 non-refundable screening fee per applicant.
- Applications will be considered once all required materials are submitted from all roommates/ applicants.
