Tenant responsible for backyard maintenance (if property has a backyard). There is to be no mops or other items stored on patios or in backyard. Landlord is responsible for common area only.
Tenant is to change air filter monthly, if damaged due neglect resident will be charged for repairs.
If property has individual trash bins, then the resident is responsible to put bins out on curbside on the day of pick up. If property has dumpsters, tenants are responsible to put the trash inside the dumpster tied up and not to put items on the side or in front of dumpster.
