Job description
Here are is a basic list of additional duties:
-Walk Property Daily to pick up trash, ensure facilities are neat and tidy and kept fresh
-Walk Property Daily to inspect for any water leaks or maintenance needs such as burnt out lighting or debris piling
on lights, spider webs, curb appeal, parking or patio violations.
-Ensure to create a warm community feeling by treating each Resident professionally.
-As an on-site agent you must always carry yourself in a professional manner and ensure to never share private and
personal information with other residents.
-Adhere to all lease policy and procedure
-Maintain current knowledge of Fair Housing Law.
-Maintain on-site residence adhering to, and ensuring enforcement of all rules and regulations
-Make yourself available to exhibit homes to prospective residents, vendors, management, or owners.
-Maintain inventory of supplies for vendors to perform needed duties.
-Clean the laundry room and keep it neat. Empty trash regularly.
-Clean storage hallways regularly.
-Communicate regularly with the Corporate office with status updates, maintenance updates, criminal or security
matters, and any notices that require action.
-Clean around dumpsters on trash days.
-Monitor property for any vandalism or damage, use incident reports properly.
-Accept other duties assigned when and as needed.
-Maintain keys and security of keys on site, and be sure that locks are shuffled for new move-ins. Ensure new keys
are available to corporate offices.
-Perform bi-annual and annual filter changes and interior inspections.
-Submit pre-approved expenses for reimbursement in a timely manner.
-Communicate all needs professionally and clearly both with Residents and Team
-Additional considerations:
Specific office hours are not required but you must be available to show apartments as needed. Appointments for showings or other needs will be made based on predetermined schedules and times you set with the corporate office. You should be aware of make ready dates so you can pre-schedule tours on the calendar for reference in the corporate office.
This is a basic list representing only the basic responsibilities of the resident manager. This is not an entire list and it may change from time to time. Failure to adequately complete tasks above may result in disciplinary actions not limited to and possibly including immediate termination.
Compensation: Rent credit. +
On Site Manager will receive a two-bedroom apartment on site for the monthly rent of $500.00, in exchange for above adequate performance. On Site Manager will receive compensation in the amount of $20 per hour for and additional work, agreed upon in advance, beyond the responsibilities listed. A separate lease will be on file for the unit.
You agree that if you are terminated you must immediately re-qualify and sign a regular lease within 30-days if you are afforded the option to remain on site. All other standard lease rules and regulations also apply.
