Adorable 2 bed, 1 bath home in Copperfield. Less than 1 mile from Long Branch Park. Updates include new dishwasher, roof and HVAC system (2023), water heater and all plumbing valves (2021), and garage door opener (2023). Includes quarterly pest control and air filter changes, large private yard, washer/dryer hook-ups, wood burning fireplace, and black appliances. No pets are currently allowed on property.

Photos were taken before current tenants moved in. The home will be available for move-in on 10/18/2025.

TENANT SELECTION CRITERIA

The following information provides the basis upon which the subject propertys owners will make their decision regarding the approval of your application. Pursuant to Property Code Section 92.3515, these Tenant Selection Criteria are being provided to you. Based on the information you provide, the property owners may deny your application or ask for specific items to qualify you (including, but not limited to, requiring a co-signer on the lease and requiring an additional/higher deposit). If your application is denied or additional action is required based upon information obtained from your credit report, you will be notified. Providing inaccurate and/or incomplete information is grounds for rejection of an application, loss of any application fee, and a basis for termination of the lease if subsequently discovered.

We accept applications on homes until we have a signed lease and security deposit. If you havent done so already, please call the office to inquire about the status of the home before applying. Applications typically take two (2) business days to process. You will be contacted once the application has been processed.

Application Fee

The application fee is $29 + tax per adult paid directly to apartments (dot) com. This fee is nonrefundable. We require an application from any adult over 18 years old who will be living in the home. We will run a background check on all adult residents, regardless if they are signers on the lease. There are no application fees for children under 18 years old.

Military

Members of the Armed Forces must disclose if you have already received orders, you believe you are about to receive orders or are transferring within the next 6 months. You must also disclose if you are currently on temporary orders limiting your stay to less than 6 months.

Rental History

Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. 2 years of documented rental history including contact information for current/previous Property Manager or Owner are required. Evictions, outstanding debts to other property management companies, and negative rental references will result in denial of your rental application.

Credit History

Applicant and co-Applicant (if applicable) authorize property owner to obtain a copy of any consumer credit report related to this application. We generally look for a score of 625, and credit will be considered on a case-by-case basis.

Income

Current gross income of 3X the rent is required: Proof of income (2 most recent pay stubs, bi-weekly- 4 most recent pay stubs, weekly). Roommates must EACH gross 3X the rent. We consider all income, including but not limited to: regular employment pay, disability, pension, and retirement pay. Please submit with the application paystubs, records of employment, and general proof of listed income.

Criminal History

A criminal background check is needed of all occupants 18 years or older. If criminal history is found, an individualized assessment of the applicants criminal history will be conducted. The property owner reserves the right to refuse leasing based on an applicants criminal history.

Co-signer Requirements

To qualify as a co-signer, you must have at least a 675 credit score, good verifiable rental and/or mortgage history, and make a monthly gross income of at least three (3) times the rent amount. The co-signers application fee is nonrefundable, regardless of their application being accepted or not.

Pets

No pets are currently permitted on property.

ID

Valid, government-issued identification is required at the time of lease signing. Applicants unable to provide proper identification will be denied.
