Two bedroom one bath apartment coming open approximately March 1st, 2023 at Davis Estates. It is our goal to provide quality housing to good people at an affordable price.

Please read the complete ad as we tried to answer all questions. If you read the complete ad and still have questions we prefer that you email us, email is by far the fastest way to reach us.

This 35-unit apartment complex is conveniently located about a mile from the freeway, and only two blocks from Fred Meyer so shopping is a breeze. The spacious apartments have new quality flooring, large windows for beautiful natural light, central air conditioning and gas forced air heat. Each apartment has its own laundry room with hookups for your washer and dryer and comes with a refrigerator, dishwasher and oven/range,. Two bedroom units are 1,000 sq ft, one bedroom units 750 sq ft.

Enjoy the children’s play-area, picnic tables for outdoor fun, and off-street parking for your vehicles.

VIEWINGS: We are only able to show the apartment to the tenant who has been approved for the apartment. We are so sorry, but high demand would make it impossible to show the apartment to all interested parties. We are also doing all we can to keep our tenants/staff safe from the Corona-virus. The chosen tenant will view the property before signing the lease.

HOW TO APPLY: Pick up an application from the application holder outside the office door at 106 Davis Ave. Apt #102, Nampa Idaho, 83651. (The office is off of the courtyard in the center of the complex next to the huge pine tree and it says OFFICE by the door. Make sure you are at building #106 as each building has a number 102.) Fill the application out, add a copy of a government issued ID for each adult applying, and put it through the mail slot above the application holders OR you may request an application by email. Applications must be printed off, filled out by hand and signed. Then either drop it through the office mail slot above, or scan and email it back with the government issued ID. Pictures of the filled out application will not print off well enough to process.

FINDING THE OFFICE: 106 Davis Ave #102, Nampa, ID 83651 (Each building is marked with a building number. Please make sure that you are at building 106 since there is an apt #102 in each building. Building 106 is along the alley behind LesSchwab Tires. It is shaped differently than the other buildings. The office door says OFFICE on it.)

We will contact you to let you know if your application has been accepted, or if your application has not met qualifications. We try to do this within 1-2 weeks.

APPLICATION FEE: There is no charge for a pre-qualification application, but the chosen tenant(s) will pay $35 for each applicant 18 or over for official verification of all information including running a criminal history in every state.

CRITERIA TO BE ACCEPTED AS A TENANT:

APPLICATION PROCESS:

We offer an application form to everyone.

We charge an application fee only if you are the chosen tenant, ($35 per adult for final verification of criminal history, rental history, credit report, etc.)

Applications must be complete and signed.

All applicants over age 18 must fill out all information and sign an application.

Each applicant must include a copy of a government issued identification with a photograph.

SCREENING GUIDELINES:

PRIOR RENTAL HISTORY

Favorable rental history from past two landlords. Landlords must be verifiable, unbiased and unrelated.

History showing that applicant(s) stayed in previous rentals for at least 12 months each.

No evictions in the past 5 years.

INCOME/RESOURCES

Household income, (wages/social security/assistance/etc.) shall be at least 3 times the rent and be verifiable.

CREDIT HISTORY

We may require you to submit a copy of your credit report obtained within the last 60 days. (Credit Karma will usually suffice.)

A specific score is not required, however negative reports including things such as late payments, collections, judgements, large total debt load and bankruptcy may result in a denial of application.

CRIMINAL HISTORY:

Criminal convictions or pending charges which may compound to result in an application denial include any crime that would adversely impact the comfort level, health, safety or right of peaceful enjoyment of the premises of the residents, workmen or owner/agent.

EXCEPTIONS

If you would be an excellent tenant, but do not meet all the screening guidelines you may submit a written explanation of your extenuating circumstances which may require additional consideration. At times we accept co-signers, additional deposits, etc. in order to accept an applicant who does meet all qualifications.

FALSIFICATION OR MISREPRESENTATION OF ANY PART OF THE APPLICATION WILL BE GROUNDS FOR DENIAL OR EVICTION.
