The tenant will maintain landscaping, pay for all utilities, and has the option to pay additional $10/mo for filter delivery service.

Applicants: -Ideal applicant should have: *gross monthly income equal to a minimum of 2.5 times monthly rent. *good credit and two years of consecutive work history, with at least 6 months at current employer. *no bankruptcies within the past 36 months.

-Application will be denied if an applicant has any prior eviction, or if an applicant has an outstanding balance owed to a utility company or prior rental/lease.

-Generally, the security deposit/move-in fee is equal to one month's rent. Security deposit/move-in fee may be higher due to the applicant's lack of rental history, less than good credit or work history, or bankruptcy within the past 3 years. A non-refundable administrative fee of $375 will be assessed at move-in. Additionally, $500 of the security deposit will be due upon applicant approval and acceptance. The remaining $1395 security deposit will be due at move-in.

-Credit, income, criminal, and eviction history will be verified. The nature of criminal history may disqualify an applicant. -Interior photos are of similar home in same subdivision with similar upgrades (kitchen cabinets, granite countertops, tray ceilings, etc.). Home is currently occupied.
