This is a large property with a large common-area back deck looking east towards Cayuga Lake (view is mostly trees though!). Apartment is unfurnished; tenant pays electricity; landlord pays heat and hot water.
Tile and hard floor throughout, newer kitchen with dishwasher, ample closet space and pantry. Off-street parking included. This is a good intermediate location between Ithaca and Watkins Glen or even Ithaca and Trumansburg. There is plenty of room on the property for tenants to have a garden.
Landlord pays for heat, garbage, and water/sewer. Tenant pays for electric, which includes hot water.
Available Feb 1, 2023. We are flexible on the terms of the lease. This is first a sublet for the months of February, March, and April, as the current tenant is moving out of state. However, we would be happy with a 12, 13, or 14th month lease ending in the summer of 2024.
Pet policy: monthly pet rent with no pet deposit. $25/cat and $35/dog.
We allow dogs that are spayed/neutered, non-aggressive (a video of your dog at the dog park would be helpful here), house-trained (no pee pads), and well-exercised / non-destructive. We consider well-exercised to be a minimum of two 30-45 minute walks per day, not simply taking dogs out to pee and coming back inside. We have had plenty of damage in the past from nice dogs that were not well-exercised and were simply bored while their owners were at work.
We allow cats that are completely litter-box trained and whose owners are really on top of regularly cleaning the litter box. We have also had plenty of damage in the past from cats who chose their own spots to pee because their litter boxes were not cleaned often enough.
Terms: Security deposit of $1075 due at signing of the lease. First months rent due prior to move-in. First months rent will be prorated depending on move-in date, with full months rent due on the first of the month after that.
We ask all interested parties to complete a basic application with references. After we review the application, we can schedule a showing. After you have had the chance to see the apartment, you will be able to finish the application process and pay a screening fee which covers a credit and background check. The screening fee is a one-time, nonrefundable fee of $39, which pays directly for the credit and background check.
