1. Criminal History

Felony convictions within the last 10 years for offenses involving violence, theft, property damage, or illegal drugs may result in denial.

Misdemeanor convictions for these offenses within the last 5 years may also result in denial.

Applicants who are currently required to register as sex offenders, or have been convicted of crimes against children, will be carefully evaluated in relation to the nature of the offense, how much time has passed, and relevance to the safety of neighbors.

All decisions will be applied consistently to every applicant using the same criteria.



2. Rental History

No prior evictions, broken leases, or outstanding balances owed to landlords.

Positive rental history is required, with verifiable landlord references.



3. Income

Gross monthly income must be at least 2.5x the monthly rent.

Income must be verifiable through recent pay stubs, tax returns, or official employer documentation.



4. Credit History

Preferred minimum credit score: 600.

Applications may be denied for significant unpaid debts, excessive collections, or bankruptcy within the past 3 years.



5. Accuracy of Information

All application information must be complete, accurate, and verifiable.

False, misleading, or omitted information will result in denial.
