TERM. This lease is for at least six months from the effective date of the contract, starting on 1 January 2023. Contact the landlord for further details.

SECURITY DEPOSIT. The refundable security deposit will total one month's rent. Any damages to the property over the security deposit will be billed to the tenant.

UTILITIES. Tenant will pay for all utilities through the landlord (this keeps costs down for tenants).

SMOKING. Smoking and/or vaping (marijuana or otherwise) is not allowed inside of the house. Evidence of smoking or vaping will forfeit the tenant's security deposit in order to conduct a whole house deep cleaning.

PETS. A $250 pet fee is required at the start of the lease; any pet damage beyond this amount will deduct repayment from the security deposit.

PARKING. Parking is allowed in the following areas: on the front driveway but not in a manner which blocks the sidewalk, along the curb in front of the house, on the back concrete pad in front of the garage (ask landlord for access), and of course the over sized 2.5 car garage. Tenant will pay all fines associated with city parking violations.

CLEANING. Tenants must clean the house to keep it in good order, including all carpets, bedding, and furniture (if landlord furnished). Cleaning and linen service is available. To use, contact the landlord to schedule the service. Current rates are $400 per instance due to the size of the house.

PARTIES. Tame parties are always allowed (the place was built for gatherings!); however, rowdy and/or loud events are not allowed due to the nature of the neighborhood. We like to keep our neighbors happy (they are awesome and always glad to chat your ear off). Noise complaints will be handled on a case-by-case basis.
