What is needed to rent
1). A individual rental application is required for each applicant 18 years of age or older.
2). A $55.00 non-refundable Tenant Screening Report is required for each applicant. We do not accept
reusable Tenant Screening Reports.
3). Must have credit score of 650 or higher. But, if you have a credit score of 649 or lower, we have the
right to request additional security deposit in the amount of one month’s rent.
4). No incomplete rental application will be considered. A rental application is considered complete when
submitted.
5). If relying on income from employment, that employment must be continuous for one year. If self-
employed you must have been employed in that same occupation for at least one year.
6). Must have no bankruptcies within the last three years.
7). Individual applicants 18 years of age or older, must provide a copy of their government issued
Identification.
8). Individual applicants 18 years of age or older must provide their Social Security number, or ITIN
number to facilitate Tenant Screening Report.
9). Individual applicants 18 years of age or older must provide a copy of their last 4 pay check stubs, and
prior years W-2 forms, and proof of any other source of income.
10). We check previous landlords, run a Tenant Screening Report which provides, eviction history, NSF
check history, fraud history, and history of past residency and employment.
11). New resident approved must show proof of Renters Insurance/ Residential Liability Insurances at
the time of move in (minimum $100.000).
12). Rent is always due on the first of every month.
13) No smoking of any kind is permitted, No pets, No subletting. No vacation rentals,

14). Non English speakers must provide a translator over the age of 18.
