Cozy 1-bedroom apartment in the village of Groton, within walking distance to everything. Heat is baseboard electric (good for allergies). Dedicated off-street parking space for 1 car, additional cars can park on the street. This is a downstairs, back unit in a 3-unit building. Private entrance at rear of building.
Unit is in the process of renovation, with full floor replacement. New floor will include tile entry, tiled bathroom, and new high-quality vinyl plank floor in living room. Bedroom has existing hardwoord floor. Photos are older and do not reflect updates.
Spacious bathroom for a smaller 1-bedroom apartment. All walls will be freshly painted by move-in-date, along with a replacement electric stove.
All utilities (heat, electric, hot water) are included. Trash pickup service from Dougs Trash is provided by landlord; tenant is responsible for purchasing trash tags. No smoking in the unit, or within 10 feet of the building.
Noise policy: Reasonable noise permitted during daytime hours. No excessively loud music, yelling, or disturbing building neighbors. Quiet hours after 8pm.
Pet policy: monthly pet rent with no pet deposit. $25/cat and $35/dog.
We allow dogs that are spayed/neutered, non-aggressive (a video of your dog at the dog park would be helpful here), house-trained (no pee pads), and well-exercised / non-destructive. We consider well-exercised to be a minimum of two 30-45 minute walks per day, not simply taking dogs out to pee and coming back inside. We have had plenty of damage in the past from nice dogs that were not well-exercised and were simply bored while their owners were at work.
We allow cats that are completely litter-box trained and whose owners are really on top of regularly cleaning the litter box. We have also had plenty of damage in the past from cats who chose their own spots to pee because their litter boxes were not cleaned often enough.
Terms: A security deposit of $850 is due when signing the lease. First months rent of $850 is due prior to move-in. First months rent will be pro-rated if it is not a full month, with monthly rent due on the first of the month after that.
Apartment is available Dec 15, following some updates and renovations. We prefer to start a lease that will end in the summer. Terms of the lease are negotiable, but we are most interested in a 6 or 18 month lease.If interested in moving forward: We will schedule showings for people who complete a basic application.
