ABOUT ME: I am a 36yo male owner, military veteran, working professional and I'm renting out my guest bedrooms. I'm easy going and I have two small wiener dogs that live here as well aged 1 and 2...They are very kind and friendly, they love to play, they do bark at the mailman but other than that they're quiet 95% of the time.
ABOUT THE HOUSE: I own a 3 bedroom 2 bathroom home with a swimming pool, I had my entire house fully remodeled as of 1 year ago including the pool. The neighborhood is quiet and very centrally located. I live by a school, a park, the Banner Medical center and numerous restaurants. Also nearby is the 101 & 60, only 15 min to the PHX airport.

Hall bathroom that you MIGHT share with another roommate if I have one move in but for now it's private.

MUST help keep common areas clean (Non-negotiable) No dirty dishes piling up in the sink, wipe down counters and stove
Common areas: (kitchen, living room) close between the hours of 10pm-6am Mon-Fri, weekends I don't care about.
SIGNIFICANT OTHERS: Due to a previous tenant abusing this policy....I have to say this I don't care if your significant other comes and stays the night a 2-3 times a week. My girlfriend will stay some nights as well. But it can not turn into them being here all day every day, all night every night, receiving mail here, etc....you get the picture. It's that simple. It's just about respecting the house, myself and other tenants. I of course will respect this standard as well and ensure other tenants do too.
I'm an easy going guy, I lay all this out because my home is a place I need to remain peaceful and enjoyable. I want that mentality from a roommate. This is a business relationship and if it doesn't work, no hard feelings. I include a 90 day opt out clause in the lease, the first 3 months are a trial period. If it doesn't work no hard feelings, if it does then we can extend the lease 6 months beyond that at the same rate.
