This home is walking distance from the Coliseum, and a less than 5 minute drive from UNCG, Four Seasons Mall, Wesley Long Hospital, downtown, and I-40. Improvements made include: new windows, kitchen cabinets, appliances, bathroom vanity, tub, and flooring. Spacious backyard features a chain linked fence around the entire perimeter.

Tenant is responsible for utilities (must establish before move-in) and yard upkeep (lawn mowing services can be provided at tenant's expense). Animals may be allowed (depending on breed) with a non-refundable $300/animal fee and pet rent at $30/month/animal. Fee for background check is $55. Completed pre-screening questionnaire is required before any showings. Looking for clean, responsible, non-smokers that meet the minimum qualification requirements!

Minimum qualification standards:

- Gross monthly income MUST exceed 3x the monthly rent (must provide verifiable proof for at least 3 months prior)

- Positive references from all previous landlords (if applicable)

- No prior evictions or unpaid judgements from previous landlords

- Minimum credit score of 600.

- Applicant MUST be non-smoker

- Must have or obtain renter's insurance (inexpensive)

- Possess a current photo ID and valid social security number (for background check)

- Background check will be conducted on all applicants over 18.

Property manager's discretion to allow co-signers for applicants who fall short of certain requirements.
