-The tenant or tenants combined must earn 2.5x’s or greater the monthly rent from document-able income sources. 3x or greater preferred.

-Proof of income (last 3 months of pay stubs). If self-employed, transcripts of federal return for last year.

-Tenant(s) cannot have prior evictions or felonies.

Additional Information:

-$3795 per Month with a One-Year Lease Term. Longer terms available.

-A Security Deposit of $3795 will be due at the time of acceptance offer.

-The first months rent, in full, will be due before move-in.

-The second months rent will be prorated accordingly (as applicable) and due on the 1st if you move in before the 1st.

-A Renters Insurance Policy will be required on behalf of the tenant/s residing in the home.

Pets may be considered and certain breed restrictions for homeowners insurance may apply. Inquire about pet approval prior to application otherwise, your application may be denied. A one-time non-refundable pet fee of $500 per pet and a fee of $50 a month per pet will be required IF accepted. All utilities (except for the Water Softener) are not included and are the tenants responsibility. Gas and Electric through SDG&E, Water through Helix, and Trash Service through EDCO or Waste Management. The Water Softener system, monthly tank replacements, and yearly reverse osmosis replacements are covered by the landlord.

Application is through avail and screening reports are paid for by the customer. Screening reports will be refunded if the application is accepted. We require a separate application for each adult 18 years of age or older who will be residing in the home either full or part-time.
