-All persons age 18 or older must fill out their own, separate application. Application fees will be paid by applicant(s).

-Screening fees will be paid by applicant(s). Comprehensive Screening Reports not accepted. Screening reports are provided through [Use CALL or EMAIL to get in touch] You will have the right to receive a copy of the any screening report and the right to dispute it. We only have people go through the Screening step if they have fulfilled the other parts of the applications first and meet the set forth criteria.

-Each applicant must have a Credit Score above 550.

-No applicant may have any evictions within the last 7 years, and any evictions prior to that must be resolved with the previous landlord(s).

-No applicant may have any felonies for violent crime within the past 7 years.

-No applicant may have any other criminal convictions in the last two years.

-Applicants’ combined, verifiable income must meet or exceed 3X the rental price.

-Each applicant must present previous rental history and contact info, granting permission for the contacting and questioning regarding their tenancy, of at least the last two previous landlords AND the last 5 years of rental history.

-No water beds allowed.

-No aquariums.

-Move-in fee ($300) is non-refundable

-Renters insurance required upon move-in, and proof must be provided upon request

-All utilities to be paid by tenants
