-Screening Criteria (Partial): Past/pending evictions, criminal history, delinquencies or bankruptcies. Income to rent ratio should be at least 2:1. Ability to sign a lease.

LEASE TERMS:
-Lease is required to begin within two weeks of applying.
-Lease signing and payments (rent, security deposit) within 72 hours of application being approved.
-Lease duration of 12 months or more with option to renew.
-Monthly rent is $1,9250. Rent covers Exterior Maintenance, Gas, Water, Sewage, Trash, and Parking. Tenant pays for everything else (e.g., electric, cable, internet, etc).
-Rent payment is due on the 15th of the month.
-Security deposit amount equal to one month of rent.
-Security deposit and one month of rent is due at lease signing. The next month will be prorated based on the lease start date and promotion adjustments.
-Proof of rental insurance for a minimum of $100,000 personal liability is required with lease signing.
-Move-in fee waived (normally $350). Move-out fee ($350). Move-in date and time need to be coordinated and approved with HOA.
-No smoking and no water bed.
-One cat or dog (35 pounds or less) registered with Multnomah County allowed.
