There are only two apartments in the home and each resident has shared use of the basement with washer/dryer hookups for each resident and private outside storage for bikes, kayaks, etc. in the storage garage. This apartment has beautiful hardwood floors, charming antique features, with an eat-in Kitchen. Located Close to everything just off West Ridge Road! Located in Rochester just minutes from Irondequoit, Greece, Charlotte, and Gates on Dewey Ave right off of Route 104 close to several Public Transit Stops and close to many great Greece and Rochester Stores, Restaurants, and Attractions. Pet rent is $25/month per pet. Pet Deposit $100 per pet.

The last one month's worth of pay stubs / proof of gross monthly income.

Ideally, monthly income should be around 2.5-3x monthly rent to be approved. Please provide proof of monthly income from all sources. (Pay Stubs, Retirement, Savings, Section 8, DSS, SSI, EBT, etc.)

The application of any adult occupants.

Any full-time occupants over 18 must fill out an application and pay the $20 fee so that we can check the credit and background of anyone staying on the property. Any part-time adult occupants intending to stay more than 15 days per year must be listed as part-time occupants on the application and any vehicles listed on the lease.

Please note: Our Company Policy prefers for every child to have their own bedroom with no more than 2 adults per bedroom so that we may continue to adhere with various Social Services ordinances and Real Estate Property Law 235-f, and Section 416.3 Subsection C regarding occupants per square feet. Should you apply for an apartment we cannot place you in we will by default hold your application for up to 2 months and will contact you should a vacancy at an apartment or house with more bedrooms arise.

The name and number of 3 professional references.

These phone numbers should be 3 adults that are not family but can speak to your character, verify employment, and confirm that you would be a good renter.

A $20 application fee (for each adult) to run credit/background.

We are looking for a credit score of 600 or better, with no evictions, collections, or criminal history.
