Beautiful, Remodeled, 1 bedroom granny unit near Cotati and Rohnert Park. utilitites included - Charterhill Rentals offers for rent this gorgeous, fully remodeled granny unit on Hessel Road - -south of Sebastopol off Hwy 116 near Cotati and Rohnert Park.

The main home is Owner occupied- do NOT go on the property without an appointment.

The main home sits on a hillside and this unit is tucked underneath.

The cozy apartment has a living room area/kitchen combo plus the bedroom. There is a small closet in the bedroom- but no additional storage and no outdoor storage -- so perfect for those without a lot of things to store.

The bedroom is long and narrow - -9 feet wide at its widest and 7 feet wide at its narrowist (it has a sort of zig/zag to make space for the bathroom) -- so you need to think about the size of your furniture.

There is one assigned parking space and a deck available for tenant use outside.

Owner may consider an indoor/outdoor cat with an additional $25 per month in rent and an additional $300 deposit. Please note this is a country property and as such wildlife which would be dangerous to outdoor pets roam the property.

No dogs will be permitted.

This is a country property- there is no private or fenced “yard” but there is a small deck for tenant use.

An additional $100 per month will be charged to the tenant for water/sewer, personal use garbage, gas and electric, with limits. Must use septic friendly products for anything that goes down the drains.

The Owner will add a small washer and drier in an outbuilding within 3 months of move in- but in the meantime there are no laundry facilities on site.

Due to early darkness, all appointments must be scheduled to occur no later than 4pm.

Qualifying standards are

Credit:

Adult Occupants must have credit score of at least 650 (625 with higher deposit)

Residential History:

Adult occupants must have 3 years of verifiable residential history from a non relative (you must be listed on the rental agreement or if you owned a home, be able to provide proof of home ownership).

Income:

Total household gross Income of 3x the rent (must be legal and verifiable).

Miscellaneous:

No smoking

No co-signers
