Furnished 5 Bedroom House on West Side of Houston, 2603 sq ft with good schools

This house is just over 2600 square feet in West Houston which is in the Katy, Tx area, close to Kieth Harrow and Clay Rd. The house is lightly furnished with the furniture showing in the photos, plus some more furniture already in place. The house is neat and clean.

The 5 bedrooms are furnished with beds, dressers, night stands, etc. at the rental price listed. This house is good for someone who has no furniture of their own or do not want to incur any furniture expenses, they could also bring a few small pieces of their own furniture too which would make their move in fairly quick and easy; but the tenant would not be able to bring too much furniture since the place is already lightly furnished.

The house is a 5 bedroom house with 3 full size bathrooms all with a shower/toilet, a game room, a big back yard.

The washer and dryer are included but they are usually not apart of the rental agreement; however the washer/dryer set can be used at your own risk and if it needs repairs it will be the tenant's responsible to repair. However, the washer and dryer are fairly new and are in great working condition for your usage if needed.

This property has a 2 car garage plus a long drive way for about 4 regular sized vehicles to park on the driveway. This house was built in late 2015. There is a limit of 6 occupants and they must be be disclosed. A background check is ran on everyone 18yrs or older, and you should have decent to good credit.

This house is perfect for someone with a family, or anyone for that matter looking for a fairly spacious house to rent out that is fully furnished to make for a quick move in. This house is also good for someone not yet ready to buy or just want to rent for a while and not have to worry about buying furniture or normal kitchen appliance.

The rent is $2,400/Month with a 1yr Lease.

Large appliances included: Fridge/Stove/Dish Washer/Microwave all are already in place.

No smoking, no pet, nor big parties due to it being a fairly quiet neighborhood.

No subleasing allowed.

Yard maintenance is the responsibility of the tenant, and any violation including fees for not maintaining the yard will fall back on the tenant to pay.

There will be credit/criminal/job verification/prior eviction background check completed on all applicant(s) with a non-refundable application fee per person 18yrs old or older. All house occupants must be disclosed and all agreement will be in writing.

Utilities including water, electricity, and gas will have to be turned in the tenant's name within 2 days of their move in date, since the utility will be shut off within 48hrs of the new tenant's move in date.

If approved we would need the 1st Month's rent which is $2,400, plus the refundable property Deposit of $3,500= $5,900 total move in which is due upon lease signing on the move in date. The rental deposit is refundable less any lease violation/fees, damages, nominal cleaning fee if cleaning is required after leaving, etc.

A background check is ran on everyone 18yrs or older who will reside in the property, contact information will be needed from the applicant(s) regarding their last 3 landlords, along with 2 forms of I.Ds required: including a SS card and a government issued picture I.D.

Tenant will be charge all normal late fees if ever late paying all the way up to eviction point, should that occur. Please read the Lease agreement fully once you submit your application through Zillow and are approved to make sure it is understood.

The renter need to have a fairly good credit score of a roughly 680+ score with enough credit history/relationships on their credit to make a decision, the more credit history the better and not have too much monthly debt where they show to be too extended on their report; a background check is done on anyone intending to occupy or lease the property who is 18yrs or older, and must have stable income for a least 12 months and be able to provide proof. An applicant may be declined if their credit history indicates high risk or shows a history of poor financial responsibility or have what is considered roughly a low credit score. All credit will be reviewed for a decision.

Make 3 times the rental income for the applicant(s) gross is standard. Proof of recent income is required such as 2 months worth of consecutive paystubs and proof of receipt, child support award letter and 2 months proof of receipts for the income on 2 consecutive bank statements for that income, pension award letter and 2 months proof of income on 2 consecutive bank statements for that income; or generally 2 months consecutive proof of income and an award letter for that income if applicable. Ideally looking for a 1 yr+ stable job history and generally 3 X the rent amount in monthly income, to show financial ability to make the rent payment regularly, and a fairly good credit history.

The Renter is responsible for the yard maintenance including mowing and upkeep of the yard, gas bill, electric bill, water bill, and any violation fees related to a lack of the yard upkeep. No pets and no smoking allowed.
