The room is about 13x11. I prefer a minimum 6 month lease. Month to month OK but the rent will be an additional $75/mo extra.

Utilities INCLUDED – Water, trash, electricity, gas, and Internet. Central A/C, shared refrigerator, shared living room, dining room, and kitchen space. Large backyard for entertaining/BBQs, gated front and back yard, laundry room (this will be after construction. I’ll be buying a new washer/dryer).
PARKING
The house is gated in the front and back yard. I have 2 garage spots available for parking. Each garage space will be $75/mo. I also have one space for front driveway and one space for backyard parking. Those spots will be $50/mo. If you want to do street parking, it’s free.

3 minute bike ride to the expo line or a 15 minute walk, 2.5 miles to USC, and a 12 minute drive to downtown LA.
