Lease Period: 10, 12 months (with an option to renew 12 months)

Move-In Amount: The total move-in amount required at lease signing will be First Month Rent (prorated) + Last Month Rent (prorated) + Security Deposit + Pet Rent (only if applicable; small pets under 20lb = $60/mo; medium pets 20-60lb = $85/mo; large pets 60lb+ = $105/mo)

First Month prorated: August 28~31, 2022 = $2,545 x (4/31) = $328

Last Month prorated: August 1~27, 2023 = $2,545 x (27/31) = $2,217

Initial Process: Submit a message inquiry to TJ through Zillow for more information. The property will not typically be shown until after the availability date. Options to rent site unseen is also available.

Application: Link to external application will be provided to you through TJ. There is no application fee. This property has a minimum requirement of 3x income, good references, and no evictions. Please do not apply if you do not meet the requirements. The application will require your 3 year rental history and 3 year employment verification (W2 for 2019, 2020, and 2021; recent 3 pay-stubs).

Background and Credit Check: Concurrently with your application, we will run background and credit check (soft inquiry only; it will not negatively impact your credit score). This will include criminal, credit, eviction check for all applicants 18 or older. This will cost you $55 per adult applicant (this is a non-refundable fee going directly to background/credit check agency). This should take just a few minutes. Once you complete, TJ will receive the report right away and be able to render a decision.

Please note: We do NOT want to waste our resources or your time/money. Accordingly, before you start your application, TJ will let you know how many applicants are in the application/background check process, if any, and allow you to be waitlisted in your position without having to spend the $55 background/credit check. That way, you can pay for a background/credit check only when you're the next one in line and the property is still available.

Approval: TJ will let you know whether you're approved ASAP. Once you're approved, you will need to sign the lease and pay the full Move-In Amount Due, both within 24 hours. Otherwise, the property will go to the next applicant in line.
