2,204 sq ft, 4 bed, 3 bath house plus office and 3 car (tandem) garage. Lawn mowing and water/sewer/trash is included in rent! Backyard is fence to fence sod and has view of community park. Close to stores, schools, and Meridian Rd for a quick commute. Dishwasher, range/oven, and microwave included. Refrigerator and washer/dryer are NOT included. (Please note: dryer hookup is electric only.) Front and rear lawn mowing, quarterly lawn weed and feed, quarterly HVAC filter replacements, and sprinkler blowouts are included in rent.

- $2,300 per month rent. This INCLUDES lawn mowing and water/sewer/trash.

- $2,300 deposit

- Tenant must be able to pay deposit and rent via online ACH portal, no cash or checks accepted.

- Minimum verifiable 670 credit score (this is non-negotiable)

- Power, gas, internet, and cable are responsibility of tenant. These utilities must be transferred into tenants name prior to move-in.

- Pets allowed with increased deposit, limit 2 ($300 per pet increase to refundable deposit). Dog breeds must be on our insurance carriers approved breed list.

- No smoking.

- No co-signors please, and applicant must be occupant.

- Must show proof of ongoing, stable total monthly income at least three times the monthly rent ($6,900 for this property) with healthy debt to income ratio.

- Applicants must provide good references from last two landlords. Applicants must not have prior evictions and must pass a background check.

- Applicants must agree to adhere to the community CC&Rs as well as the Rental Agreement rules and regulations (copies will be provided prior to formal application, upon request).

- One-year lease required.

- Must provide proof of renters insurance with minimum $100,000 coverage prior to move-in, listing Black Cat Property Management as additional insured.

- All applicants/tenants must complete and annually maintain a pet, no-pet, service animal, or support animal profile through PetScreening. ($25 per year for pet and no-pet profiles, $0 for service or support profiles.)
