This unit is centrally located between Interstate-80 and Highway 50 and is in close proximity to Sacramento State, the American River, Arden Fair Mall, Cal Expo (CA State Fair & Raging Waters), UC Davis Medical Center, Kaiser Permanente, the Midtown/Downtown Sacramento area, as well as parks, movie theaters, restaurants, grocery stores, and shopping centers.

This is a 2 bedroom, 1 bath, and one car garage unit. The unit features Central Heating and Cooling, an updated kitchen with new sink faucet and granite countertops, remote-control ceiling fan, laundry hook-ups, newly installed garage door, a new WiFi-enabled garage door opener, small private backyard and low maintenance front yard landscaping.

This unit is managed by the owner. Rent is $1795.00 per month. Owner will pay for water, trash, and sewage. Tenant is responsible for electricity (SMUD), gas (PG&E), internet, and backyard landscaping. No pets. Deposit is $1795.00. 12-month lease is required.

Screening Guidelines:

1. All persons planning on living at the property, over the age of 18, must complete an application and ALL applicants should meet the qualifying guidelines. No more than 5 tenants are allowed for this property. (2 persons per bedroom plus one additional occupant)

2. A credit score of at least 650 or higher is required. If one applicant out of the group does not meet guidelines that can be cause for the entire application to be declined.



Note: If a security freeze has been placed on their credit report, it is the responsibility of the applicant to lift the freeze so that a credit report will be accessible. If the applicant fails to do so, the application will be incomplete, which can be cause for the application to be declined. (CC 1785.11.2(h).)

3. All bankruptcies must be discharged.

4. Two rental references, or homeownership, with no late payments. No evictions no exceptions.

5. Verifiable, combined, gross monthly income of at least 3 times ($5385.00) the monthly rent amount.

6. No Pets.

7. You should be prepared to make your first rent payment and security deposit ($3590.00) within 2 weeks of the approved application, or sooner.

Application Process:

1. After reviewing the screening guidelines, please drive by the property.

2. If you believe you meet the screening guidelines, please apply via Zillow. Each adult tenant will need to submit an application. It is highly recommended an application be submitted only if you feel you meet the screening guidelines.

3. In addition, please provide via e-mail the following documents for each applicant:

- 2 months of paystubs

- 2021 W-2

- 2 verifiable history of prior residence & contact info for landlord/property manager reference

- Photo of driver's license/identification

NOTE: Screen shots/captures will not be accepted. Scanned or downloaded copies of paystubs and W2 are required.

4. Approved applicants will be scheduled for a private viewing of the property.
