**Application Process**
Applications are processed in the order received. All applicants must move in within 10 days. If the rental home is currently occupied, applicant must move in within 10 days of the vacant date, subject to mutual agreement. Application fees are nonrefundable.
**Qualifications**
To qualify to rent a property you must have:
1. Legal and verifiable income of $8400.00. Active mortgage(s) on your credit report will be factored into your debt-to-income ratio for qualifying. Co-signers are NOT accepted for lack of income. We require all documents to be provided via PDF scan or hard copy submitted at our office located at 10149 Fair Oaks Blvd, Suite A, Fair Oaks, CA 95628. Screen shots are not accepted. Acceptable documents include:
a. Employment: Four weeks of wage statements from your employer, social security income, welfare assistance, retirement income, investment income, student loans and grants, and/or food stamps.
b. Self-employment: Two years of signed tax returns AND four months of complete bank statements.
2. Two recent years of favorable rental references or ownership. We are unable to verify rental history from friends or family. Past evictions are not accepted.
3. Minimum 80% positive credit with at least two lines of positive credit established for one year and reported on your credit report. Real estate related liens and judgments are not accepted. Bankruptcies must be discharged for 1 calendar year.
**How to View a Home**
Homes “Available Now” are available for self-show tours and/or are accepting appointment requests. Applications must be submitted and pre-screened in advance to view our occupied “Coming Soon” rentals.
