The application cost is a non-refundable $55 per adult living in the home (no co-signers). It covers credit score and history, income verification, criminal background checks, job and rental history, terrorist and sex offender lists, evictions, and adverse items.

A credit report will be completed to verify creditworthiness. Income and credit history will be verified to determine rental eligibility. Household income must be a minimum of 3x the monthly rent. Open bankruptcies, eviction within the last 7 years, and outstanding debt/judgment to any prior landlord result in automatic denial.

A criminal background check will be completed, depending on the type of offense and years since the offense will influence acceptance. Regardless of the time passed, the following offenses result in automatic denial: crimes against children, sex-related offenses, homicide, kidnapping, drug sale, manufacture, and distribution.
