Amazing 3 bedroom, 2 bathroom apartment/house in Las Cruces close to NMSU, restaurants, shopping and park. Amenities included: central refrigeration air, central heat, dishwasher, storage, washer dryer, yard and parking. Newly Remodeled Kitchen. The unit is part of a duplex.

Included Utilities for water/sewer, tenant is responsible for electric, gas/trash and internet/phone/TV service.

Date Available to move in: 9/1/2024

$1,325/month rent. $1,200 security deposit required. Rent due on 1st every month.

You must maintain front and side yard, if you choose not too then rent will be $1,400.00 a month.

Please go over min. Qualifications to make sure you meet them. A phone interview will be required before a viewing is scheduled. There will be a $55 application fee to cover credit and background checks.

Each person over the age of 18 who will be living in the home must complete and submit a separate application and processing fee. In order to qualify, each person must meet or exceed the minimum standards for qualification.

Qualification Standards

Applicants who do not meet minimum screening standards will not be approved.

Applicant must have current photo identification and a valid social security number.

Applicants monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. Section 8/3rd party payments are not considered income source.

Applicants must receive positive references from all previous landlords.

Applicant may not have any evictions or unpaid judgments from previous landlords.

Applicant must exhibit a responsible financial life. Credit score must be a minimum of 550.

A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility. There is a small cost associated with this.

Applicant must be a non-smoker, smoking is not allowed in rental unit.

Pets allowed depending on animal and will incur an extra deposit amount and rent amount

Occupancy is limited to 2 people per bedroom.

At landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.
