Description

Available now! This beautiful 3 bedroom, 2 bathroom home is located in Twin Beech Estates. The primary bedroom includes a tray ceiling and a large walk-in closet. Additional, the home includes a custom tiled shower, double vanity, garden tub, mudroom, spacious laundry room with washer and dryer, two car garage, and outdoor patio area. Landscaping included. Pets over 30lbs are a $250 non-refundable pet fee per pet + $500 refundable pet deposit per pet.

-A non-refundable holding fee equal to one month's rent is due within 24 hours of an application being approved. Once a lease is signed, the holding fee will be required to hold the home for 14 days from the date of the application. The holding fee will remove the property for rent from the market. Once a lease is executed, the holding fee will be transferred as a security deposit. This holding fee is non-refundable and non-transferable.

• Everyone 19 and older that will be living in the home, must apply. The application fee is $75 per person (non-refundable). Multiple applicants/roommates must fill out an application for each rental. Applications are transferrable within 30 days.

-Number of Occupants. The number of occupants must comply with HUD standards and guidelines for the specific rental property applied for.

• Identification- A current photo ID must be submitted with each application. Applicants without a social security number must provide proof of a permitted stay in the U.S with a U.S./I.N.S Visa.

• 600 or better credit score is required. No landlord collections or evictions will be accepted.

• Income must be 3 times the monthly rent. EX: $1500 per month rent would require an income of $4500 Acceptable terms of income:

1. Current paystub to show year to date income, Company name, tenant's full name, and current date.

2. 1099 for self-employment

3. Current tax return

4. Child support, alimony, SSI, SDI, retirement, and pensions.

5. Offer letter for from employer with the Company name, tenant's full name, and current date.

• Criminal history must not contain felony conviction(s) for criminal offenses involving; violence, assault, battery, firearms, arson, the manufacturing and/or distribution of controlled substances within the past seven (7) years, or misdemeanor or felony conviction(s) for sexual offenses regardless of when the conviction occurred.

• Bankruptcies must be discharged for 3 years.

• Co-signers must meet all the criteria. Co-signers are required to submit an application with a $75 (non-refundable) application fee.

• We do not allow Subletting, Company leasing, or Air B&B.

• Rental history- 2 years of rental history must be provided to include prior landlord name, phone number, and current email address. Rental history must reflect timely payments, no complaints of disturbances, unpaid NSF Fees, damages, evictions, monies owed, liens, or foreclosures. Prior home ownership is equivalent to rental history.



• Pets are allowed per the owner's discretion and each property listing has specific details for each listing. A $ 250 non refundable pet fee is required per pet. A non- refundable deposit may also be required per the home listing.

- No pets are allowed under the age of 1 year.

-All tenants must complete and sign a pet addendum for each pet.

-Pet Screening Required: We use a third-party pet/animal screening service. Each applicant will be required to complete a pet screening for each of their pets or ESA/ service animals during the application process. Pet Screenings are $20 for the first pet and $15 for additional pets. Service / ESA animal registration is free.



• Service Animals. A separate application and request for reasonable accommodation, including requested documentation or letter from a medical professional and information therein, will be required to be submitted for applicants with service animals and/or emotional support animals.



• Applications can take up to one week to process.

• We’ll contact you if any documents are missing.

• Applications are processed in the order they are fully completed.

• We do not process applications on weekends or holidays.



If there are multiple applications for the same property, the first fully completed application will be considered



• Lease start date must start within 14 days of the approved application.

• Credit Score:

• Acceptable proof of income includes:

1. Recent paystub with YTD income, company name, applicant's name, and date

2. 1099 for self-employment

3. Most recent tax return

4. Documentation of child support, alimony, SSI, SDI, retirement, or pension

5. Employer offer letter with company name, applicant’s name, and date



CRIMINAL & FINANCIAL BACKGROUND

• Felony convictions are grounds for denial in the last 7 years for:

- Violence, assault, battery, firearms, arson, or drug manufacturing/distribution

• Sexual offenses: Any conviction regardless of when it occurred will result in denial

• Bankruptcies: Must be discharged for 3 years



CO-SIGNERS

• Must meet all standard criteria

• Must submit an application and pay the $75 application fee (non-refundable)



RENTAL HISTORY

• 2 years of verifiable rental history required

- Must include prior landlord’s name, phone number, and email address

- History must show: Timely payments, No noise/disturbance complaints, No unpaid NSF fees, damages, evictions, liens, or foreclosures

• Prior homeownership is accepted as equivalent to rental history



PETS

• Allowed at owner’s discretion (check property listing)

• Pet Fee: $250 per pet (non-refundable)

• Additional non-refundable deposits may apply per property listing

Pet Restrictions:

• Breed restrictions apply to aggressive breeds

• No pets under 1 year of age allowed

Pet Addendum:

• Required for each pet

Pet Screening:
