At the time of application, we perform a full credit, criminal, and rental history screening. *Past evictions and unsettled landlord/tenant disputes are an automatic decline, no exceptions. You must have verifiable current employment and income must be a minimum of 2 1/2 times the rent. We require at least two rental references. We will review your credit history for several factors (debt/income ratios, history of payments, longevity, types of accounts in derogatory standing). We can sometimes approve applicants with marginal or limited credit history with a co-signer and/or double deposit. High likelihood of denial: not meeting the minimum score of 550, poor credit scores with lots of recent delinquencies and/or charge offs; any monies owed to past landlords; unpaid utility accounts, excessive recent charge offs / collections. Please be up front with us so we can let you know what we're able to work with. *We cannot approve applications with convictions on file for violent crimes, sexual crimes, or the illegal manufacture and/or distribution of a controlled substance.
