Monthly rent is $795 plus electric and a $40 utility fee that is added to the rent.
Minimum requirements:
Must have proof of 3x the rent amount in monthly income.
· 1-3 year of reputable rental history (will need to be able to verify)
· Background must be free of assault charges, no felony charges within the last 10 years and no other criminal charges within the last 5 years.
· Must have a decent credit history free of landlord disputes, evictions, unpaid utility bills, etc. (Min. credit score of 600).
· Must be able to keep a clean and tidy home- inspections are completed a minimum of twice a year.
· Must have a good consistent job history and be currently employed for a minimum of 6 months (or have just moved from a job with a good history).
· Please note we follow the local ordinance concerning occupancy, for example:
A 2 bedroom apartment/home would house 3-4 people depending on square footage.
· Must have 2x the monthly rent saved for the security deposit, first and (last month's may be required depending on credit and rental history).
· No pets, No smoking. Not section 8 approved.
· $35 application fee to cover credit and background check.
· May consider a qualified cosigner if multiple requirements are not met
