Past/pending evictions, criminal history, delinquencies or bankruptcies.
Income to rent ratio should be at least 2:1.
Application processing per City of Portland, not an ADU.
Lease Summary:
Lease duration of 12 months or more with option to renew.
Monthly rent is $1,450. Rent covers Exterior Maintenance, Gas, Water, Sewage, Trash, Concierge, and Parking. Tenant pays for everything else (e.g., electric, cable, internet, etc).
Security deposit amount of $1,450.
Security deposit and one month of rent is due at lease signing. The next month will be prorated based on the lease start date.
Proof of rental insurance for a minimum of $100,000 is required with lease signing.
Move-in/out fee waived (normally $500).
No smoking, no pets, and no water bed.
Maximum occupancy limit of 2 occupants.
