- All potential renters over the age of 18 will need to fill out an application.
- Applicants must have a combined monthly gross income of three (3) times the rent amount.
- We will conduct credit checks, criminal background checks, and search for prior evictions.
- Evictions must be at least 3 years old and you will need to provide proof of payoff.
- We look for credit scores above 625. We may consider scores from 550 to 625 but would require a co-signer with a credit score of 675 or higher.
- You will need to submit proof of 30 days of income, and rental history for the last 24 months if applicable.
- A link to fill out an application will be emailed to you only after you have seen the property.
- There is a non-refundable application fee of $35 for each person.
- Up to 3 small pets under 40 lbs allowed with a $30/mo pet rent per animal. No restricted breeds, pet must be at least 1 yr old and house trained.
- All utilities must be put in tenant name before keys will be given.
- You will be required to have renters insurance throughout the duration of the lease.
