Description

1530 2nd Street SW (downstairs unit), Washington DC $1700.00

This 2-bedroom unit is freshly painted, and has had several improvements done throughout in the last month. There are two bedrooms, a very large living area , bathroom, and a galley kitchen. The unit does come with a washer/dryer. There is also a back door with stairs leading down to the back yard. There is also a large backyard that is a blank slate with which to do as you please, if you like back yards. The apartment is located about 20-25 minutes (on foot) from the US Capitol (or about a 5 minute bike ride.) It's also just a few blocks from both the metro and metro bus access. A Safeway is also just a few blocks away, and Whole Foods is very close as well. This makes grocery shopping a breeze. (There is a little corner shop just around the corner for small stuff.) And the unit overlooks the Fort McNair army base (thus plenty of added security.) For baseball lovers, you'd only be about 2 blocks from the Nationals Stadium, or Audi Field. On top of all that, you're still right in the heart of DC, very close to The Wharf, the Smithsonian, and easy access to the highways without having to deal with all the downtown grid traffic. (By the way, parking is VERY abundant!)

Features include

* 2 bedrooms, 1 full bath, galley kitchen, large basement living area

* Washer/Dryer

* Tile kitchen and bathroom

* Carpeted bedrooms and stair case

* Lighting fixtures and ceiling fans

* Gated doors and windows for security

* Access to the back yard via staircase

* Overlooks Fort McNair in the front and you can see the Nationals Stadium, just 3 blocks away, from the rear

* A short walk to the Metrorail or Metro bus lines.

* A short walk to lots of existing and coming attractions in this area!

If you'd like to set up a time to see the place, just reply to this ad, and we'll make arrangements. Don't forget to read the FAQ below as well!

Thanks!

The Area

?

The location is perfectly situated between the brand-new Wharf area in the SouthWest Waterfront and the Navy Yard neighborhood in SouthEast.? You're two blocks from the National's Stadium (where there is a metro station), three blocks from a Safeway Supermarket, half a block from a corner/liquor store, and across the street from Fort McNair (an Army base for officers.)? You're also only about 12 blocks from the US Capitol.? Put another way, you're right in the middle of everything.? If you're not familiar with the area, check out these links:

Some FAQs:

Sorry, no pets.

Street parking is plentiful and free (so long as you register your car in DC)

Water is included.? And if you're smart, you'll figure out a way to share wifi with the tenants on the first floor.? Trash is provided by the city, so really it's just electric and gas.

Terms are typically 12 months, then month to month with 60 days notice to vacate.? But I can be flexible depending on the circumstances.? You can break your lease at any time if you find a suitable replacement.

There is an application (no fee), and then if you pass muster (basically, if you can prove you can afford the place), all it takes is a basic lease, the first month's rent, and 1 month security deposit to move in (please don't ask to pay the deposit later.? If you can't come up with two month's rent on your first day, you probably should consider more affordable housing.)

Yes, I am happy to consider 'sight-unseen' renters who need a place before they get here—so long as you realize the risk you take in renting a place before you see it.? Along those lines, if you're just starting out and have mom and day helping out with rent or need them to help 'qualify' financially, that's okay too.

This place is not managed by some big company. This is a privately owned house, and the owner lives in the area and manages it himself (along with a few other places he has in the neighborhood) with the help of a handyman that takes care of the maintenance or any issues.? So know that there is flexibility on pretty much all matters. ?A little communication and good will go a long way towards having a great landlord/tenant relationship.
