Three bedroom apartment in this duplex located in SW Massillon. Great location close to downtown Massillon and public transportation. Stove, refrigerator, dishwasher, and microwave, plus washer & dryer in shared basement. Lawn & trash service provided, Resident maintains their own electric, & gas, and will be billed separately for water/sewer usage. Clothes washer and dryer are rent-to-own for an additional $50 per month for 12 months. No garage use.
$875 monthly rent, $875 security deposit, $35 application fee for background, eviction and credit checks, work, & residency verifications.
IF YOU ARE APPROVED FOR RENTING THIS HOME, YOU MUST DO THE FOLLOWING:
Within 2 business days of being notified of rental application approval:
- Meet with identified Property Manager and provide the Security Deposit payment IN FULL in any one of the following methods - cash, cashier's check, or money order.
- Provide proof of at least the most recent six months of rent payments made to current property manager.
- Fully agree to and sign lease in completion.
Prior to receiving keys to the home:
- Provide a copy of a valid Renter's Insurance policy which includes each applicant(s)'s name plus provides Stewart Homes LLC & property owner as ADDITIONALLY INSURED.
- Provide proof that any utilities the resident is responsible for establishing and paying directly has been completed, such as: electric, gas, water, sewer, trash, etc...
If any of these requirements are not met to the satisfaction of the Property Manager then your approval will be rescinded and we will move on to the next qualified applicant.
Stewart Homes LLC standards for qualifying to rent a home are simple and fair:
= Each home is offered without regards or any preference to military status, race, color, religion, national origin, sex, disability, familial status, or sexual preference. = Number of occupants is limited to 2 persons per room.
= All occupants must be in good legal standing.
= All adults over the age of 18 years must submit their own unique application.
= First time renters or if applicant is under the age of 21 years must have an approved co-signer who completes their own application.
= Applicant(s) must have a minimum credit score of 600 is required & no active collections; however, a lower score may be accommodated at the Property Manager & Owner's discretion by offering alternatives such as a higher security deposit, prepaid rent, or approved co-signer.
= Applicant(s) must have no Evictions in the prior five (5) years.
= Applicant(s) must have no Felony Convictions in the prior five (5) years.
= Applicants must have no Bankruptcies in the last five (5) years
= Applicant(s)'s verified gross monthly base income (not including overtime) must be equal or greater than three times the monthly rent amount and able to furnish acceptable proof of the required income.
= Applicant(s) must have stable employment / self employment for the prior three (3) years.
= Applicant(s) must provide any additional documentation required in a timely manner to satisfy this requirement.
= Applicant(s) must have good references for housekeeping and property maintenance from Applicant(s)'s current/prior living locations.
= No Section 8.
= NO PETS. ESA animals do not count as pets and are always welcome.
= This is a NON-SMOKING PROPERTY.
