Lease Holder(s) must be 18 years or older and an application must be submitted by each applicant over the age of 18, even if living with a parent or guardian. The following qualification standards will be required from every prospective resident.
NUMBER OF OCCUPANTS: Two Person Maximum Occupancy per Bedroom (unless otherwise dictated by State or Federal law).
AUTOMATIC DENIAL: Applicant will be denied if any of the following:
- False Social Security Number (SSN)
- Negative credit
- Housing Debt
- Criminal convictions.
- History of Eviction
CREDIT SCORING: Information about you and your credit experiences, such as your bill-paying history, the number and type of accounts that you have, late payments, collection actions, outstanding debt, and the age of your accounts is collected from your credit report. An automated credit scoring system determines your credit score, which establishes any further verification needed and your security deposit amount. Negative credit may end in denial.
RENTAL HISTORY: Applicant must have twelve (12) months verifiable residence history. Documental lease violation will result in denial.
EMPLOYMENT: Applicant must have twelve (12) months verifiable employment history. Employment must be permanent. Seasonal or temporary employment may be denied.
INCOME: Lease Holder(s) monthly gross income must be a minimum of 3 times the monthly rent amount, with a debt to income ratio no greater than 45%. Guarantor/co-signor monthly gross income must be five (5) times the monthly rent amount with a debt to income ratio no greater that 45%. Income must be verified by one or more of the following:
- Employer
- Court documents
- Two (2) most recent paycheck stubs
- Two (2) most recent bank statements, CPA, or last year tax return if self employed
ROOMMATES: Qualify for income jointly; each roommate must qualify individually in all other areas. Roommates will each be responsible for the FULL rent amount no matter what the agreement is between roommates. (Example: if one roommate does not pay their portion of the rent, the other roommates are liable for that amount). All roommates or occupants MUST be approved through management company.
UTILITIES: Electricity, water, and gas (if applicable) must be set up in the resident's name prior to move-in.
REFERENCES: A minimum of 3 general references are required. The most recent previous landlord must be provided as a 4th reference. All references must be verified. Additional references may be requested.
APPLICATION FEES: Application fee is $35 per applicant and $35 for a co-signer; non-refundable. The security deposit will vary by property (see property listing details). Depending on the credit score, pets, or other risks in the application the amount of the required security deposit may be increased. The deposits, fees, and monthly rent must be made online through our management software (cash/checks not accepted) . Applications are only good for 30 days; an additional application fee will be required after this period.
