Tenants must set up their own account with Xcel Energy for electricity. Tenants may use any company they'd like for phone, TV, or internet service.

2228 Canyon Blvd. is an 8-unit building located in Downtown Boulder. Easy access to the CU and Naropa campuses, as well as Pearl Street. Parking lot in back off the alley is shared by all tenants, as is the rocked patio area with picnic tables. Each apartment comes with its own extra storage closet.

Apartment 3E is an upper unit on the east side of the building. This unit is a split-level with the kitchen/living room/half bath/smaller bedroom on the main level. Two larger bedrooms and the full bath are on the upper level, and the fourth bedroom is between just off the stairs.

The apartment is rented unfurnished. Any belongings/furniture in photos/video belong to the tenants moving out. The major appliances will stay in the kitchen (fridge, stove, dishwasher). There's a wall A/C unit and wood burning fireplace in the living room. Any other A/C units belong to the tenants moving out. Each apartment on the property has an extra storage closet in the enclosed hallway in front of the building.

APPROXIMATE ROOM DIMENSIONS:

Living Room = 11'11" x 15'6"

Bedroom #1 (off kitchen/living room) = 8'5" x 8'8"

Bedroom #2 (off stairs) = 11'9 x 11'9" + 8'5" x 4'9" cut out by closet

Bedroom #3 (upper left) = 14' x 9'8" + 6'8" x 3' cut out by door

Bedroom #4 (upper right) = 11'7" x 12'6"

Storage closet = 2'11" x 4'7" (7'10" tall)

Security deposits equal one-and-a-half times the monthly rent, with at least half due at lease signing. We can setup a payment plan to cover the remaining security and any pet deposits. Since we don't have any application process, all our places are rented on a “first-come, first-served” basis.

CATS allowed with an extra $200 cat deposit

ONE DOG (UNDER 20 LBS.) allowed with an extra $300 dog deposit. Certain breeds restricted
