Occupancy Limit: TWO UNRELATED TENANTS (per apartment)
Utilities: Landlord pays water/sewer and trash/recycling/compost (included in monthly rent). Tenants must set up their own account with Xcel Energy for electricity, and pay those bills directly to Xcel each month. Tenants may use any company they'd like for phone, TV, or internet service.
Maintenance: Tenants are responsible for any damage to the unit during their lease, other than from normal wear and tear. We charge $45/hour for maintenance during business hours, and $67.50/hour after business hours and on weekends. Vendors/contractors may be called in as needed, and set their own rates.
1135 Pennsylvania consists of the original house on the property that was split into four units, and a 12-unit addition on the north/west side of the original house. This centrally-located spot is just one block from the CU campus and minutes from Pearl Street. The Hill Business District is just around the corner, with lots of restaurants and shops.
Apartment #4 is on the middle level, west side of the addition. Each apartment has its own entrance off the shared deck. There is a fireplace in the living room of each unit. This apartment has one assigned parking space in back off the alley.
Our apartments are rented unfurnished. Any belongings or furnishings in the photos/video belong to the tenant moving out. The major appliances (stove, fridge, dishwasher) will stay in the kitchen. There is a communal laundry room onsite, with coin-operated machines for all tenants to use.
APPROXIMATE ROOM DIMENSIONS:
Living room = 11'5" x 10'4"
Bedroom = 12'6" x 8'11"
Security deposits equal one-and-a-half times the monthly rent. We need at least half the deposit paid at lease signing, and can setup a payment plan for the remainder. CATS allowed with an extra $200 deposit per cat. No dogs allowed unless it's a service/support animal.
