UTILITIES: Apt. #1 pays 15% of the total electric/gas/water/trash bills for the house (4 units), which typically average $97 per month. High month was about $115, and low month was about $83 last year. These amounts are estimates and can vary based on usage in the house. They are provided for reference only. Tenants may use any company for phone, TV, or internet service.
MAINTENANCE/REPAIRS: Tenants are responsible for any damage to the property, excluding normal wear and tear. We charge $45/hour for maintenance during business hours, and $67.50 after hours and on weekends. Prices vary for contractors/vendors that may be called in as needed.
OCCUPANCY LIMIT: TWO UNRELATED TENANTS
820 Concord is a great old house that was split into four apartments. Apt. #1 is the basement of the house. Great location just off 9th Street & Maxwell in Boulder's historic Mapleton Hill neighborhood, with easy access to Pearl Street as well as hiking/biking trails on the west side of town.
Security deposits are equal to one-and-a-half times the monthly rent. Half of the security deposit is due at lease signing, and we can split up the remainder into three monthly payments.
CATS are allowed with an extra $200 deposit per cat. Sorry, no dogs allowed at this location unless it's an emotional support or service animal.
