This cozy cottage is a short walk to Azalea Park in the quiet Fry's Springs neighborhood and offers close proximity to the University of Virginia and the downtown area. It is also convenient to UVA Medical Center, Fontaine Research Park, I64 and Fry's Spring Beach Club.
Tenants can enjoy the sunset on their covered front porch, rocking on the built-in swing. There are two smaller rooms on the main level offering a versatile floor plan for a second bedroom or an office/study. The house has a finished attic as well that can be used as an additional bedroom or a rec room.
The corner lot allows for ample parking, as well as one on-site space.
Residents are responsible for electric, gas, trash, and maintenance of lawn with a provided mower. Two window air conditioners are provided.

We require each applicant to meet the following criteria:
1. The applicant must have an established credit history: 2-3 open credit accounts and a credit score above 695
2. Verifiable income equal to 3x the monthly rent or grad school acceptance award
3. Verification of a reserve fund in a financial institution equal to three months' rent
4. Positive rental or mortgage history
5. One month's security deposit
One small to medium-sized pet will be considered, but please ask about the pet policy.
