Lease Terms:

1. How long is the lease: 18 months minimum.

2. Do you accept Section 8? Yes, but still need to pass a background check and income requirements.

3. Do you accept pets? Yes, it must be trained and have a $350 pet deposit.

4. Are utilities included? Tenants pay for water, Electricity, and Gas.

5. Appliances? All appliances are included.

6. Parking? Two assigned spaces one is in front of the unit under the carport.

7. Security Deposit at move-in? Usually the same amount as the rent.

8. What credit score do I need? Typically a 690 or better score.

9. Do you accept people with evictions? Absolutely no, no exceptions.

10. Do you accept co-signers? No.

11. Do you accept no credit? No.

12. Do you accept people without a social security number? No.

13. What is the income requirement? Typically it is two times the rent amount. You must submit your last two months of pay stubs if you are an employee. Suppose you are collecting payments from a 3rd source (like disability, SSI, Section 8, Retirement). In that case, If you are considered an Independent Contractor or Self-Employed, I will need your last two bank statements.
