MINIMUM APPROVAL REQUIREMENTS -
Credit score must be at least 625 with no recent late payments on credit report. We do not accept cosigners.
Monthly income must be verifiable and at least 3 times the monthly rent amount (for example, if the rent amount is $1,995 per month, the monthly income must be at least $5,985). Landlord may verify income by the last three months of paystubs and/or bank statements and tax returns.
Rental or mortgage history must be verifiable and cannot reflect late payments, evictions, broken leases, lease violations, or foreclosures in the past 5 years. Any evictions, broken leases, or foreclosures older than five years will require good verifiable rental history though an apartment complex or property management company (no family / individuals).
Rental history cannot reflect any money still owed to previous landlord(s).
No felony convictions in the past 10 years. No sex offenders and no crimes against another person. Other convictions are evaluated based on the conviction and length of time since the conviction.
Identity verification (government issued ID) is required.
Each person over 18 years old who will reside in the home must complete separate applications. Application fees are $25 per adult in the home.
No incomplete applications will be processed. Applications are considered incomplete until each person over the age of 18 has submitted their own complete application.
Most of our properties are animal friendly with an additional refundable deposit. However, an animal application must be submitted, and landlord must approve the request or special accommodation in written form before any animals go on the property for any length of time. No exceptions.
