Criteria: Income must be at least 3x the rent rate. Good rental, credit (min. 650) and background history are a must. If your income and/or credit is lower than the minimum requirement, double security deposit will be required, if the Landlord elects to accept your application. Landlord reserves the right to use one and/or all criteria to determine approval/rejection. Lease contract is for a minimum of one year. We do not do short term leases.

We only hold a property for a maximum of 10 days with a $500 HOLD FEE upon approval (it will become part of your security deposits at lease execution). If you are not looking to move within the next 2-3 weeks, you may want to check back at a later time.

Application fee is $85 per applicant. All adults must submit an application to be screened. Move in funds required will be 1st month's rent (pro-rated as appropriate) plus Security Deposits (equivalent of one month deposit), cleaning deposit of $500 & keys/remotes/FOB deposits of $300. Security deposits are refundable as long as all terms of the lease contract are met.

NO PETS ALLOWED.

Special consideration is given to "Service/Support Animals" under the Americans with Disabilities Act ("ADA") or any other applicable laws, that assist a tenant with special medical needs (proper and current documentation needed for verification). We require with your application, a picture of each animal that will be on the property, along with all supporting documentation. Unless where otherwise prohibited by law, we may require you to bring the animal(s) to our office for final approval. Documentation for the service and emotional animals are required along with pet insurance and vaccination records.
