Description
Resident Manager Position- Reduced Rent Unit - This is a Resident Manager Unit.
We are looking to fill a vacant unit with an experienced On-Site Apartment Manager to assist the current management company. The property is 20-unit complex in the Baldwin Hills/Crenshaw area of the City.
Duties include but are not limited to:
- Ensure that the general premises ("common areas") are in a clean, orderly and safe condition. This includes, but not limited to the laundry room, stairways, and hallways.
- Notify our office of maintenance issues as they arise.
- Provide access to the building, and units, to others as requested by our office.
- Relay tenant complaints to our office and enforce the rules of the building.
- Serve notices as instructed by our office (3-day notices, 24-hour notices, etc.).
- Change common area light bulbs that have failed.
- Conduct a pre-move-out inspection with any tenant who will be vacating.
- Conduct a post-move-out inspection, and send the Agent/Owner a report, including photos, that lists the get-ready work needed before turnover.
- Take marketing photos for all vacancies.
- Show vacant apartments to prospective tenants as they become ready.
- Conduct a move-in inspection with new tenants.
Only experienced candidates to apply.
Requirements:
- Applicants should earn at least three (3) times the monthly rent
- A Credit Check will be run on all applicants (Positive Credit history - Credit Score Over 600)
- Verifiable rental references (at least a 3-year history for each applicant).
- No Bankruptcies within the last 3 years
- No Unlawful Detainers (Evictions) on your record
- Self-employment requires you send us your last two (2) years of tax returns
- Any person(s) over 18 years of age who is planning to occupy the residence, or co-sign for the any of the intended residents must submit an application along with a $30.00 application fee
- Co-signers outside of the state of California are not accepted
- All applicants must provide valid identification such as Drivers license, Passport, or other form of Government Issued I.D.
Candidates should meet our requirement for renters but also have manager experience:
- Must be organized
- Must have great customer service/ people skills and Spanish speakers are a plus.
- Must turn in time sheets of time actually worked
Hours of Duty:
It is understood that the nature of the management of apartment buildings is such that hours of duty will vary from day to day due to circumstances, which are not predictable.
Compensation:
Applicant understands that they are renting a 1- Bedroom + 1-Bathroom unit with a rent reduction. Base rent is $1,750.00 a month and the reduction of rent is $677.75, not to exceed 40 hours a month of work.
