 Here’s a full breakdown of the application process.
There’s the application form I have for you to fill out. If you decide you want to move forward with renting the property there’s a $50 application fee per adult who’s income is going towards rent. I pay the $50 to a company that does a credit and background check. If credit score is below 650 I require two month security deposit instead of one month. If you have any pets there is a monthly pet fee. Any red flags that could come up during the credit and background check that forces me to decline the application would be any past evictions, bankruptcies or if the applicant has any past due debt. For example credit card debt. If everything looks good then the property can be locked in with a $1000 nonrefundable deposit this money goes toward your security deposit. Once the money is paid showing you’re serious and not going to back out I shut down all my advertisements and cancel all pending walk-throughs and applicants and the place is yours.
