Our rental requirements are as follows:
* Each person over the age of 18 who will be living in the property must submit a separate application and pay the $50.00 application fee.
* Applicants must have a monthly income that is at least three times the monthly rent. Please provide your most recent four months' paycheck stubs.
* Applicants must provide a copy of their driver's license or ID and social security card.
* The rent and deposit are the same amount. For example, if the rent is $1,000, the deposit will also be $1,000. Both must be paid in full prior to moving in, and the applicant must leave a deposit to reserve the property. We can only hold the property for up to 14 days. If you move in mid-month, we will prorate the second month.
* Credit issues are acceptable as long as there is no negative rental history.
* Rental history must be clean. If you have had an eviction or broken lease and are approved, we will require a double deposit that must be paid in full prior to move-in.
* Criminal history will be evaluated on a case-by-case basis.
* Pets are allowed on a case-by-case basis, but no pets over 25 lbs. If approved, we require a $250 non-refundable pet deposit.
* Applications are good for 30 days and are transferable to any property listed on our website.
