Things you need to know about the Rental Application and Approval Process
1. Application Fee
a. Applicant will pay an Application Fee directly to Intellirent for background check via the Intellirent
website that can be accessed from a link provided on the MLS
b. Application Fees are NON-refundable, regardless of the number of Applicant
c. The background check typically takes 24 to 48 hours
2. The following are the minimum requirements for all home renters:
a. 3X monthly income to rent ratio
b. Minimum of 620+ credit score
c. No previous evictions
d. No previous criminal convictions
e. Pets are individually approved on a case-by-case basis
f. All home renters must purchase renter's insurance policy with a minimum of $100,000 liability and
$5,000 loss of use
g. For all repairs other than water heater, air conditioner, or water leaks, home renter will pay the first
$200 of the repair cost
h. Home renter is expected to follow all rules of the Condominium Association or Home Owners
Association to which the home belongs
3. Approval process
a. The owner has the final approval of any applicant
b. If there are multiple applications, the owner will select the best applicant
c. Decision are based on a "best applicant wins approval process"
d. Applicants may present offers, such as longer leases, higher than advertised, etc., to make their
application more attractive than other applicants
e. Applicants will receive an email or phone notification upon approval of the Application
