4. False statements made on the rental application may be grounds for immediate denial of the rental application.
5. Derogatory information received from prior landlords or other sources may cause immediate denial of the rental application.
6. Where the applicant's income source is wages, the applicant must have verifiable, stable employment of at least six months.
7. If an applicant receives income from sources other than employment, such as state or federal funds or a retirement fund, this income must be verified.
8. Gross verifiable income must be at least three times the rental amount.
9. Applicant(s) must have at least two years verifiable rental history that indicates payments received as agreed, proper notice to vacate, no outstanding balance to past landlord, and no damage to property; or satisfactory mortgage credit history. Adverse housing references are grounds for immediate denial of an application.
10. Criminal background containing conviction of a drug or sex related nature may be grounds for denial of rental application.
11. No prior evictions.
12. Credit score of 640 or higher required.
13. Your move in date must be within two weeks or less from the application date.
14. One small dog okay upon approval with $500 non-refundable pet fee. No cats.
15. This is a no smoking/no marijuana/no vaping property.
