Tenant pays all utilities. Yard maintenance is the tenant's responsibility. The garden must be maintained as well (or better than) the current condition. If the tenant is unable achieve this, or is uninterested in the upkeep, a gardener will be hired and the monthly fee will be billed back to the tenant.
