1) Income- The gross income must be 3x the rent and verifiable income sources are required.

2) Clean Background- No felonies or other criminal activities on record.

3) History- Tenants must have good references from ALL previous landlords. No history of evictions.

4) 3 year rental history and 3 year employment verification (W2 for 2023, 2024, and 2025- recent two pay-stubs).

5) Credit Score of 670+

Move-In Amount

The total move-in amount required at lease signing will be:

First Month Rent: Prorated

Last Month Rent: June 1-31, 2026 = $2,895.00

Security Deposit (Refundable) = $2,895.00

Application Steps:

Initial Phone Interview: Submit an inquiry through the website for more information and to schedule a phone interview (please include a phone number, name and email address).

Application: Application will be provided to you only after your initial interview with the Property Manager. There is no application fee. Each applicant 18+ must submit their own application and be sure to fill out the application completely along with attaching required documents. This should take just a few minutes.

Background/Credit Check: Credit, criminal and eviction check for all tenants 18 and older. This will cost you $55 per applicant (this is a non-refundable fee going directly to the background/credit check agency). Once you complete, the Property Manager will receive the report right away and be able to render a decision.

Approval: Once youre approved, you will be notified and will need to sign the lease and pay the full Move-In Amount Due, both within 24 hours. Otherwise, the property will go to the next applicant in line. Thank you for your interest!
