Debt to income ratio for all debt must be below 50% including student loans
Prior Evictions
Evictions must be 5 years or older
The following felonies (not misdemeanors) will disqualify an applicant
Violent: murder, manslaughter, robbery, carjacking, kidnapping, bodily injury, rape, mayhem, arson, sexual offenses, burglary, domestic violence, weapon charges
Drug: possession, distribution/trafficking, manufacturing
Credit History
What we look for
Strong on time payment history for the past year
No bankruptcies in the past 3 years
No charge offs in past 2 years
No repossessions in the past 5 years
Security Deposit Amount
For security deposit, we use the following parameters to determine the amount your deposit will be.
Scores 0 – 550: 2 times the rent amount
Scores 551 – 599: 1.5 times the rent amount
Scores 600 and greater: 1 time the rent amount
